The first legally sanctioned free Black settlement in America is 15 minutes from downtown St. Augustine. 🏛️

Fort Mose (est. 1738): enslaved people escaped the British Carolinas and risked everything to reach Spanish Florida, where freedom was granted at St. Augustine. The community at Mose became the first legally recognized free Black settlement on the continent. Today: free grounds (9-5 daily), the Flight to Freedom trail, a marsh boardwalk, birding, kayak launch; museum $2 (Thu-Mon); first-Saturday militia reenactments.

Maybe the most important 40 acres in Florida.

Seven houses sold for over $11 million in Ponte Vedra Beach this summer.
Every one of them on the same road.

That's the Ponte Vedra everybody knows about. Oceanfront on the Boulevard
runs north of $2,000 a foot. One of those sales hit $4,557.

Here's what nobody posts about.

Eighteen houses sold under $1.1 million here that same summer. Median was
$982,500 for 2,724 square feet. Thirty days on market. That's $360 a foot,
not $4,557.

One of them was $995,000 for 3,534 square feet, about two miles inland.

And the part out-of-state buyers never believe: no CDD on a single one of
those eighteen. HOA ran anywhere from nothing to $297 a month.

I hear "we love Ponte Vedra but it's out of our range" every week. Usually
it isn't true. People see the Boulevard, do the math on the wrong half of
town, and cross us off the list before they ever look.

There are two Ponte Vedra Beaches. Most people only ever hear about one.

St. Augustine turns 461 TODAY, and the founding gets reenacted for free. ⚓

Founder's Day commemorates Sept 1565, when Pedro Menéndez de Avilés landed and founded America's oldest continuously occupied European-established city. Today 10-2 at the Mission Nombre de Dios grounds: landing reenactment, cannon and musket salutes, memorial Mass, noon grand procession, and a reenactment of the first Thanksgiving with the Timucua. Landing + procession free.

We live minutes from where America's oldest story began.

$34M of new dunes are coming to 5.5 miles of Flagler's coast. 🌊

After Hurricanes Ian and Nicole (2022) tore up the shoreline, Flagler County built a five-phase rebuild plan. Phase 1 is done; commissioners just unanimously approved Phase 2: a $34M contract covering Painters Hill, Beverly Beach, and northern Flagler Beach. ~1.5 million cubic yards of sand, rebuilt dunes, native plantings. ~70% state-funded plus FEMA. Construction starts November, running 4-6 months.

A promise kept to that coastline.
