As inventory continues to grow, buyers are gaining a little more leverage.

Nationally, the median asking price in May dipped from $440,000 to $429,500 compared to this time last year. It's not a dramatic shift, but it does signal a market that's becoming more balanced.

Another interesting trend? Fewer sellers are making price reductions. More homes are coming to market priced appropriately from day one, creating a healthier environment for both buyers and sellers.

What does this mean in Northeast and Central Florida? Buyers may have a bit more room to negotiate, but well-priced homes are still attracting attention.

The days of "list it at any price and wait" are behind us. Pricing and strategy matter more than ever.

📊 Northeast Florida's May market continues to show resilience. The median sales price rose to $384,940, up nearly 7% from last year, while homes sold in a median of 33 days, showing buyers are still active. Sellers received an average of 97.8% of their asking price, and 13.2% of homes sold above list price.
