West Roxbury sellers got over asking less often by summer.

In February and March, 71% of homes sold at or over what they first asked. By June and July, that share dropped to 53.6%.

That is a real shift.

The data also shows where sellers got into trouble. At $1.2M and up, 25.8% of homes came off the market with no sale. In the $950K to $1.2M range, that number was just 3%.

Speed mattered too. Homes that sold in the first month got 102.3% of what they first asked. Homes that took 3 months or more got 94.7%.

If you are selling in West Roxbury, this is a pricing story. Not every home missed. But the market got less forgiving by summer, and waiting got expensive.

Most people think the MBTA law is rezoning Roslindale. Boston is exempt.

The real change is coming from City Hall. Boston's Neighborhood Housing zoning draft landed July 26 for Roslindale, Hyde Park, and West Roxbury.

If adopted, porches, attic dormers, room additions, detached ADUs, and accessibility ramps that often need a Zoning Board of Appeal hearing today could move through a standard building permit instead.

It's still a draft. Public comments are due October 31.

If you own in Hyde Park and you've wondered whether homes are sitting now or still moving, here's the honest answer: they're selling, and it takes about two months.

Over the 12 weeks ending September 20, 2026, the median sold home in Hyde Park spent 59.5 days on market, across 46 completed sales. That's a real sample, not a handful of listings.

It's worth separating two numbers. Days to pending, the time it takes to get an accepted offer, was 38 days. Days on market for sold homes counts the whole trip to closing. So buyers are committing in a little over five weeks. Closing takes the rest.

Sellers are still getting close to full value along the way. The median sale-to-list ratio was about 100%, with a median sold price of $647,069. Hyde Park is sitting at about 2 months of supply, with 23 new listings over the period.

One thing we're not claiming: whether this is faster or slower than last year. That comparison didn't hold up statistically, so the story here is the pace itself, not a trend.

Jamaica Plain sellers, here's a market update worth reading before assuming the tide has turned.

Over the 12 weeks ending September 13, 2026, the median sale-to-list ratio in Jamaica Plain held at 100.1%. That means buyers are, on average, still paying right around asking price, not less. More tellingly, 51.8% of sales went above asking. That's not a handful of outlier deals skewing the number up. That's the majority of transactions.

Compared to a year ago, this is barely moved. The ratio was about 100% then too. The market didn't get hotter, but it also hasn't cooled the way a lot of sellers have been bracing for.

It's also not a panic-buying story. Median days on market was 68, and only 0.8% of sales closed within a week. Buyers are taking their time to decide, and once they do, they're still willing to pay more than the asking price.

Here's the part worth watching: only 125 homes sold in Jamaica Plain this period, down about 10% from a year earlier. Fewer transactions, same pricing power. Usually a slowing market shows softer prices first. This one is showing fewer buyers willing to transact, while the ones who do show up are still competing.

Certain features are still commanding real premiums, too. Homes with air conditioning sold at a median of $1,150,000, compared to $700,000 for those without. That's a wide enough gap that it isn't noise.

If you're a Jamaica Plain seller wondering whether you'd still get a strong number, the data says it's worth finding out rather than guessing based on what the market looked like a year or two ago.

Twenty-five years ago today, we lost 2,977 neighbors, friends, and family members. In the years since, nearly 10,000 more, first responders and survivors, have died from illnesses tied to toxic exposure at Ground Zero, according to the federal Victim Compensation Fund.

Today we remember them all. We thank the first responders who ran toward danger, and we hold close the communities here in Boston and across the country that came together in the hardest of times.
