📊 Dubois Co. Market Update based on Sold Homes | August '26
• Average List Price: $246,474 - down 23.1% year over year
• Average Sale Price: $240,455 - down 23.6% year over year
• Average days on market: 27 - down 37.2% year over year

Let's break that down📈:
➡ SPEED: homes that sold in August '26 averaged 27 days on market compared with 43 days in August '25 — a 37.2% decrease.
➡ The average sale price was $240,455 compared with an average list price of $246,474, meaning sellers received approximately 97.56% of their asking price.
➡ The lower average sale price should be interpreted carefully. It reflects the mix of homes that sold during August '25 and August '26, so it doesn't necessarily mean individual home values declined by 23.6%
