If I were selling my own home this year, I’d be watching April and May very closely.

This is the point in the year when buyer activity usually ramps up. The weather finally cooperates, more listings hit the market, and people who’ve been thinking about it all winter start actually scheduling showings.

Homes tend to photograph better, yards start looking alive again, and buyers are a little more motivated to make decisions before summer plans take over.

Timing doesn’t do everything in real estate—but it can absolutely help a good listing get the attention it deserves.

In April showings, buyers move quickly past cosmetic details. Paint colors, fixtures, and even outdated finishes usually aren’t deal-breakers.

What they’re really evaluating is:
• Does the layout make sense?
• Does the home feel solid and well cared for?
• Does the space work for how people actually live?

If the bones are good, buyers can imagine updates over time. But if the layout or structure doesn’t work, no amount of fresh finishes will change that.
