The first sale on it was part of a chain of three sales that all depended on each other closing. One fell through, and it took the other two down with it, including this one.

Nothing about the house. Just bad timing for someone else.

We toured it shortly after it came back on the market and wrote a cash offer before the day was over.

The builder said act before July 1 or lose the deal. We waited.

I had that conversation right in front of their sales rep. Ryan came to me through a referral from a friend, and I wasn't about to let a manufactured deadline pressure someone I'd been trusted with into an offer that didn't fit his life. He had a lease and a work schedule that made June the wrong time. I told him the promotions would probably still be there when he was ready. The builder's rep reluctantly admitted it was a marketing tactic and said the deal might still be available when the timing was right for him, though she couldn't guarantee it.

On July 10, we got an email: the builder was running a red tag sale. The same promotions that were "expiring June 30" were extended through August, and the price had also dropped. Ryan saved an extra $3,000 off the price, on top of the refrigerator, washer, dryer, and blinds already in the contract.

He's in a newer twin home on Daisy Lane in Waukee, with the primary bedroom on the quiet side of the shared wall, exactly what he'd been looking for.

Congrats, Ryan. Your friends were right to trust you here.
