Life as a Realtor… 🏡💚💛

I think a lot of people don’t fully understand how real estate agents get paid, so I wanted to share a little insight into this career that I truly love.

As Realtors, we do NOT get paid hourly or salary. We only get paid if a buyer or seller actually CLOSES on a property. That means we could show 1 house and it closes quickly… or we could show 50-100 houses over months and months before it finally happens. And sometimes? It never happens at all.

There are also times buyers decide not to move forward, change their minds, or simply wanted to “look” at homes without ever taking the next steps. When that happens, we don’t get paid anything for all the time, driving, scheduling, paperwork, phone calls, research, negotiations, and weekends we put in. Basically… we worked for free.

A lot of people also don’t realize Realtors are independent contractors. We are self-employed and receive a 1099 — meaning we pay higher taxes ourselves, cover our own insurance, health insurance, marketing, licensing fees, continuing education, MLS dues, office expenses, and put a TON of wear and tear on our vehicles. And let’s not even talk about the crazy gas prices lately. 🚗⛽

This job can be amazing and rewarding, especially when handing buyers the keys to their dream home or helping sellers move into their next chapter. But it can also be stressful and emotionally draining at times.

Even recently, I’ve had situations where I spent a lot of time helping people and won’t get paid because they decided not to buy. That’s just part of the business sometimes. Life as a Realtor!

I’m not posting this for sympathy at all — I simply wanted to help people better understand what goes on behind the scenes in real estate. Most Realtors work VERY hard for every closing they earn. 💚💛

🏡🔑 Another set of 1st time home buyers officially CLOSED today! 💚💛

When we first started this journey, we were searching in a completely different city. But after exploring around, Kenzie & Enrique realized that Oxford was really where they wanted to be.

We found the one early on… but the monthly payment just wasn’t where they needed it to be. So we kept looking — but every single house kept getting compared back to that house. 🦉🏠

Thankfully, Jessica with Cinergy Mortgage was able to get creative and help put the pieces together to make this house work for them! 🙌 And this closing was made possible because of teamwork from everyone involved — lender, listing agent, seller, and title company all working together to help get these buyers to the closing table.

Yesterday was closing day for Ryan & Mary Anne! 🌲🌳

They officially purchased the lot where they will be building their dream home! While it may not have ended up being in a township like they originally hoped for, this property checked off so many other important boxes — being closer to family, having some privacy, and hopefully enough room for Ryan’s dream pool someday too! ☀️🏊‍♂️

The crazy part? We only looked at ✌️ lots before they knew this was the one. Even after finding out it wasn’t in a township, they still couldn’t stop thinking about it — and sometimes that’s how you know you found the right place. ❤️

I cannot wait to watch this dream turn into reality and see the finished home one day! Congrats again Ryan & Mary Anne!

I usually don’t post when buyers go under contract, but I had to share this one because this is one of the buyers I’ve been posting about trying to find a home for. After searching, waiting, and writing offers… we finally got one accepted! 🙌

We also wrote on another home where the sellers countered, we countered back trying to make things work for BOTH sides by raising the purchase price to help cover some closing costs… but for some reason they just didn’t grasp what we were trying to do 🤦🏼‍♀️ Real estate can definitely be frustrating sometimes!

Real estate can definitely be an emotional roller coaster sometimes. 🎢🏡

Although I shared a success story yesterday, today I also want to share the other side of this market. The 2 buyers I asked for good vibes for both lost out in multiple offer situations. 😞

Do I know strategies to help win offers? Absolutely. But sometimes budgets just don’t allow buyers to waive things or go way over asking price — and that is okay. We gave it our best shot & tried! 💚💛

I was actually getting ready to write another offer for a different buyer when the listing agent told me they already had 5 offers… and one was CASH over list price. 💵🏠 Some buyers simply cannot compete with cash offers, especially first-time buyers or buyers trying to stay within a responsible budget.

One thing I always tell my buyers is this:
✨ If it didn’t happen, it wasn’t meant to be.
✨ Something better may be waiting for you.

And honestly… I have seen it happen where buyers lose a house, it comes back on the market later, and they end up getting it after all. If it’s meant to be, it will happen. If not, then we keep moving forward to the next one. 🔑🏠

We are officially in the busy season, which means homes that are updated, priced right & show well are going FAST. 🚪💨

🏡🔑 Closing Day for this family! 💚💛

This home is all about multi-generational living — from grandma on down to the grandkids ❤️ The BIGGEST must-have was 4 bedrooms ✔️ and if it happened to be a 2-story it had to have a bedroom on the main floor… ✔️✔️

Well guess what… this one checked ALL the boxes! 🏠✨
Even the 4-legged family members got their wish with a fenced-in yard 🐾

And the craziest part? This was literally a 1️⃣ and DONE situation! Sometimes the perfect house really does show up at the perfect time.
