Here is something most buyers going through the real estate closing process in Knoxville Tennessee do not think about until it is too late.

Once you are under contract, you have 30 days. Maybe 45 if you are lucky. And if a title problem surfaces during that window, the clock starts immediately.

Your title company is now investigating like FBI detectives. Tracking down signatures. Coordinating attorneys inside and outside their office. Relying on third parties to get documents prepared and returned in time.

And sometimes, no matter how hard everyone works, it simply cannot be done.

That is why at Renaissance Title and Escrow, Nathalie De La Torre and attorney Maxie Long work to find problems in the first week of having your contract. Not the week of closing. Not the day before. Because the earlier the problem is found, the more time there is to fix it before the deal falls apart.

They had already cleared to close. Everyone was ready to sign. And then, 10 minutes before the scheduled closing time, the phone rang.

An old mortgage had never been released. The closing was done.

This is one of the most common (and most avoidable) problems in the real estate closing process.

You SHOULD NEVER be hearing news like this at the table, or 10 minutes before you get there.

The right title company identifies these issues early. That's not a bonus, that's the whole point.
