Same floorplan. Same square footage. Same builder.

About a $700,000 difference in price.

I toured two versions of the Drees Lynmar II in Caliterra in Dripping Springs to see what that extra $700K actually gets you.

First is the model home — nearly 5,000 sq. ft., loaded with upgrades, a pool, extensive outdoor living and the kind of finishes you’d expect in a $2.3M showpiece.

Then we toured a completed version of the same floorplan priced around $1.6M.

Seeing them back-to-back makes for a pretty interesting comparison. Some of the differences are obvious, while others made me question how much of the “luxury” feeling comes from the upgrades versus the underlying house itself.

If it were your money, would you take the $1.6M home or spend the extra $700K for the model?

Is Kyle finally getting a true luxury neighborhood?

I toured Clara Vista at Waterridge by Toll Brothers to find out.

We started with their 5,200+ sq. ft. model on a 100' homesite — 5 bedrooms, 5 full baths, 3 half baths, and just about every upgrade you can imagine. The floor plan starts around $1M, but the model is obviously showing the very top end of what you can do.

So then I wanted to see what the neighborhood feels like without all of the model-home upgrades.

We toured a move-in-ready home from the 80' series: just over 4,000 sq. ft., 4 bedrooms, 4.5 baths, backing to a greenbelt and priced around $950K.

Some of the finishes don't feel quite as high-end as the model, but the bigger lots, wider spacing between homes, greenbelt setting, amenities and overall feel of the neighborhood make Clara Vista pretty different from most of the new construction we've seen around Kyle.

How much difference does your budget really make when you're buying new construction in Kyle?

I toured Risewell Homes at Anthem and looked at three very different price points — all from the same builder in the same neighborhood.

We start with their lowest-priced available home at $264,990: a 3-bedroom, 2.5-bath, two-story home on a 35' lot.

Then we jump to a 3,100+ sq ft home priced at $619,990.

And since they currently have another home listed around $956,000 that isn't finished yet, I toured the model version of the $619K home to show some of the upgrades and options that can push the price toward that level.

It's a pretty interesting look at just how much variety there is in new construction around Kyle right now.
