When a home falls out of escrow, what is the first thing everyone asks?

"What's wrong with the house?"

We have seen new listings receive multiple offers, the seller picks one, usually the highest price, and then the deal falls through. The other buyers move on and suddenly the home sits.

For the seller, that can mean lost time, momentum and leverage in the market.

For the buyer, it can mean money spent on inspections and appraisals, missed opportunities on other homes and potentially losing a rate lock.

This is why we tell our sellers that the best offer is not always the highest offer. Price matters, but so do the terms and the probability that the buyer will actually close.

There is a lot of work that happens between getting an offer accepted and handing over the keys.
