Most agents see a 21,000 square foot lot with an old boarding house and think "list it and see what happens." But when my colleague Carolyn Mills found a specialized planner-architect to analyze the property's true potential, everything changed for her seller client.
They uncovered zoning details, permitted uses, parking limitations, building records, and setback requirements that most people never consider. Instead of guessing, they had a roadmap showing exactly what could be built and how to market to the right buyers.
The seller could either market it strategically with this information, or go further and actually get entitlements in place. With all the state, county, and city initiatives for affordable housing and development incentives, properties like this often have hidden value that's never explored.
