Most agents see a 21,000 square foot lot with an old boarding house and think "list it and see what happens." But when my colleague Carolyn Mills found a specialized planner-architect to analyze the property's true potential, everything changed for her seller client.

They uncovered zoning details, permitted uses, parking limitations, building records, and setback requirements that most people never consider. Instead of guessing, they had a roadmap showing exactly what could be built and how to market to the right buyers.

The seller could either market it strategically with this information, or go further and actually get entitlements in place. With all the state, county, and city initiatives for affordable housing and development incentives, properties like this often have hidden value that's never explored.

It's the difference between hoping someone sees the potential versus presenting them with a detailed plan of what's actually possible.

Six different lenders had already told them no. This couple built their dream home themselves, but approaching retirement meant facing an impossible choice - sell the house they loved or struggle with mortgage payments on a fixed income.

Most agents would have listed this investor's property without mentioning it was in an Opportunity Zone. That would have cost him serious money when he goes to resell.

I spotted it immediately - this property qualified for massive capital gains relief that the listing agent completely missed. My investor client bought two houses on one lot, and because of the Opportunity Zone designation, he can rehab and resell without paying capital gains taxes.

Here's what most people don't realize: the city created these zones specifically to encourage investors to come in and improve neighborhoods. In exchange for fixing up areas, investors get incredible tax treatment they can't get anywhere else.

But here's the key - there are time frames involved. Miss the window, lose the benefit. When I resell this property for him, you can bet that Opportunity Zone status will be front and center in our marketing. It makes the property significantly more valuable to the right buyer.

This is why local connections and market knowledge matter. Any agent can write an offer or list a property. But knowing these opportunities exists? That's where real value gets created for our clients.

The biggest fear most people have about reverse mortgages? That they'll leave their kids with debt instead of an inheritance.

Here's what most people don't know: FHA-backed reverse mortgages are non-recourse loans. I just watched one of my clients realize they're sitting on a massive tax bill they didn't see coming.

They bought in 2010, and now they're selling for huge gains. The good news? They'll make incredible money. The reality? Most homeowners forget about capital gains taxes until it's too late.

Here's what nobody tells you: married couples can exclude $500,000 in gains, singles get $250,000. But here's the part that could save you thousands - every improvement you've made to your home reduces what you owe.

That roof replacement, bathroom remodel, hardwood floors you installed? All of it counts. I've been throwing every receipt into a Google Drive folder for years because I learned this lesson the hard way on my last sale.

I was filling my schedule with programs, events, and systems that weren't actually moving the needle on my business.

When I first started in real estate, I did three things: called prospects, went on appointments, and followed up. That's it. Mike Ferry was free because my broker and my mom were already in it, so I grabbed the scripts and used them. Never went to events or bought programs.

The industry trains us to think we need more - more systems, more coaching, more events. But I'm realizing most of it is just schedule-filling activity that doesn't generate actual results.

Don't get me wrong - there's value in good coaching and systems. But too often we're solving problems we don't actually have instead of focusing on the fundamentals that actually close deals.

Sometimes the simplest approach is the most profitable one.
