Getting preapproved is exciting — but the number on that preapproval letter isn’t necessarily what you should spend.

Your REAL buying power comes down to one question:

What monthly payment are you comfortable with — and can you live with it?

Your monthly housing costs can include:

🏡 Principal — paying down what you borrowed
💰 Interest — the cost of borrowing the money
🏛️ Property taxes
🛡️ Homeowners insurance
🏘️ HOA dues — if applicable
🔑 Mortgage insurance — depending on your loan

Your loan officer should break down your estimated monthly payment so you understand exactly what you’re looking at. If you need a trusted loan officer, I’m happy to connect you with one.

Being approved for it doesn’t mean you have to spend it.

It’s my mission to make sure my buyers feel comfortable and confident with their purchase. I never want a buyer financially stretched simply because they qualified for more.

Not long ago, I received a DM from someone who had a simple question about buying a home. We started chatting, and I invited them to a Buyer Strategy Session so we could talk through their goals and what the process would look like.

From there, I connected them with a trusted loan officer so they could get pre-approved and understand their buying power.

Then the fun part started… house shopping. 🏡

Fast forward to today — they’re homeowners.
