This might be hard to hear, but your 2024 numbers are already locked in.

Sure, you could CRUSH the next 100 days and really change your year. But, for the most part, the 2024 year is over.

Your pipeline that will close this year is already in motion.

For those that are hitting their goals, you're stoked to hear that.

For everyone else, here is the message I'll send every September.

2025 starts now. Don't do what most agents do and wait for your New Year's resolution to think about your business plan.

Fill your fourth-quarter pipeline so you can come out of the gates in 2025 and CRUSH your goal.

I have sent 234,000+ emails in the last 90 days. No, these aren't listing alerts. These emails are for our newsletter subscribers (that includes you).

For the last two years I have been running two email newsletters for my real estate business. One for consumers (buyer/seller) and one for the agent community (this one). Over the last 90 days, this is the outcome.
- 43.8% Open rate
- 1.57% Click rate

Here are my takeaways from running two email newsletters for nearly 2 years.

Here is a tactical guide on how to prepare your entire pipeline for the buyer agency changes:

Step One - Send the most recent market update to your entire database.

This change is coming at the best possible time. There are not only changes to how we do business. There are changes in the marketplace. Big ones. Your clients (leads) need you now more than ever.

Step Two - Call and text every single lead (big surprise)
Use the easiest script in the world... "Did you get it?"
Here is how it should sound.

"Hey [their name], it's Christian at Onyx Homes. Did I catch you at a bad time?
The reason I'm calling is because I just sent you an email with some info I thought you'd find interesting...
Did you get it?"

That's it. Simple and easy. They have two different responses.
If Yes > "Great, what did you think?"

If No > Tell them about what you sent and then ask what they think

Step Three - Explain the changes and set next steps

Make sure you have a simple conversation framework to explain the changes in the industry. I did this with two bullet points in our most recent newsletter. Feel free to steal them. If you think they're oversimplified, that's the point.

- Buyers have to sign an agreement with an agent before touring homes (any real estate 'agency' activities)
- Sellers are no longer allowed to advertise (on the MLS) if they're paying a buyer's agent

…Something I learned at the best workshop/conference/etc I have ever attended.

For those who don't know, I go to a ton of conferences, workshops, and masterminds to make sure I'm always growing.

The best event I have attended was the Acquisition.com (Alex Hormozi) scaling workshop in April. A few months ago, I promised to share my takeaways from the workshop with you, and I wanted to keep that promise.

I’m hosting a live session on Tuesday at 12 p.m. PST where my marketing manager, Carlee, and I will review our takeaways from Alex Homorzi’s Scaling Workshop. We are preparing to go back for another two-day session, and we will share what we have implemented since we went and what we’re doing to prepare for the next one.
