Nobody talks about the real cost of owning a home.

Not just the mortgage. All of it.

Utilities. Maintenance. Repairs. Lawn. Snow. Appliances that break at the worst time.

One thing I tell every buyer, skip the home warranty. Read the fine print first. There is a deductible every single time someone comes out. The coverage is limited. It expires in a year. In my opinion these one year warranties do not do much other than give you the basics.

Instead, look at service plans through your energy provider. Xcel, CenterPoint, Minnesota Energy, they all have them. Plans start as little as $30 a month. They cover your HVAC, furnace, AC, and appliances. Some plans fix it. Some plans replace it. And in most cases there is no deductible.

Think about that for a second. A plumber alone is a couple hundred dollars just to walk in the door and look at something. Same with furnace and AC. A single service call can wipe out an entire year of plan payments.

That is not a one year gimmick. That is ongoing protection, real peace of mind, and long term savings.

I do not promote things I have not used myself. This is something I have had on my own home for years. This year alone I had them come out for my furnace, my water softener, and my refrigerator. My home is about 15 to 16 years old and things break. Every time I called, they came out within a day, ordered the parts, sent them to my home, and it cost me nothing out of pocket.

That is a real win.

This one truly means a lot.

She found me through social media. Followed my content for a long time. And when it was time to make a move she reached out and trusted me to help her through it.

We navigated a new construction purchase together in Green Isle and in less than a month we will be listing her current property as well. More to come after that. 🙌

Here's what I want you to take away from this.

You may not be getting the likes. You may not be getting the comments. But people are watching. They are seeing your content. They are taking it in. They just don't always hit the button. And that is okay.

If you stay consistent, provide real value, and show up as yourself the business comes. It always does.

This transaction was one of the most fun I have had navigating with a client. New construction is its own journey. There is stress involved. I will never tell you there isn't. But my job is to minimize it, be honest with you, and make sure you never feel like you are doing it alone.

If you can buy first, do it.

Here is why. You move once. You get into your new home. You take the time to prep your current house properly, cleaned out, staged, ready. Then you sell it from a position of strength instead of urgency.

One move is always better than two. And selling a vacant, prepped home almost always produces a better result than selling while you are still living in it.

Not everyone can pull this off financially. But if you have the ability, it is the move.

Talk to your lender before you do anything else. Know your options before you decide.

Losing independence is hard. Nobody wants to need help. Nobody wants to feel like a burden. And nobody wants to let go of the place that felt like home for decades.

We have a plan for everything.

Can we always produce exactly what a client wants? Not always. The market shifts. Properties have their own story. But what we can always do is show up with honest advice, a clear plan, and put in the work.

Mark and Treena are clients my father and I have had the privilege of working with multiple times over the years. Buying. Selling. Through different seasons of life.

The average person goes through four to six homes in their lifetime. Most people don't stay in their first home more than three to five years. They build equity. They move up. They do it again.

Your first home isn't the destination. It's the door.

Single family homes under $400k in the Twin Cities right now. Multiple offers. Short days on market. If you find the right one you need to be ready to move.

$400k to $650k is moving well too especially when the home already has the features buyers want at that price point. Three season porches, paver patios, fenced yards, good views. Buyers at that price don't want to add those on top of an already stretched budget. The homes that have them are standing out.

Townhomes are performing well. Condos are sitting longer. Homes over $700k are slower with some outliers.

The bottom line right now. Pricing is everything. The homes priced correctly are selling fast. The ones that aren't are sitting regardless of how nice they are.

David is one of my closest friends. Almost fifteen years. And over that time he's trusted me with some of the most important decisions he and his family have made. I don't take that lightly. He could call anyone. The fact that he keeps calling me and sends his friends and family my way is something I genuinely don't take for granted.

This one took time. Close to two years of working through the process, being patient, waiting for the right fit. And that's okay. Buying a home isn't something that happens overnight. It goes through stages. It has to. And when you're doing it right it's worth the wait.

They found a place in Eagan with a massive lot, beautiful greenery, a private backyard, and the space they need for work, for the kids, for life. Close to everything between Eagan and Apple Valley. A home they can grow into for a long time.

Helping clients is always rewarding. Helping a friend hits different. You feel the weight of it. You want to get it right. Crossing that finish line with them today was a good day. 🖤
