What Smaller U.S. Homes Could Mean for Buyers
There’s a noticeable shift happening in the U.S. housing market: over the past decade, the average new single-family home has shrunk from 2,700 to 2,400 square feet. Yet, even as footprints get smaller, the price per square foot has jumped by about 72%. By 2025, one in four new single-family homes sold measured under 1,800 square feet, compared to just one in six a decade ago nationwide. Large homes—those 3,000 square feet or more—now make up only one in five new builds, down from one in three. Builders are clearly responding to higher land, labor, and material costs by focusing on smaller designs, keeping prices as accessible as possible in an era of mortgage rates hovering around 6% to 7%. For first-time and budget-minded buyers, these smaller homes could mean more manageable down payments and monthly costs—even if the price per square foot remains high.
