Are the Scales Tipping Toward Buyers? Reports Say Maybe
Having called Las Vegas home for more than 25 years, I’ve witnessed firsthand the ebb and flow of our housing market. Lately, there’s an interesting shift: in August, seller concessions climbed to 44.7%—the highest we’ve seen since 2020. That means more sellers are willing to negotiate, as demand continues to grow and the lock-in effect loses some grip. Delistings have fallen 12.6% compared to last year, and 15.8% of recent sales included both price reductions and concessions. The Sun Belt is leading these trends, with Atlanta topping the charts at 72.8%. While every market is unique, these numbers show things may be balancing out for buyers—something I always keep a close eye on to ensure the best service for my clients.

Northern Nevada Housing Market Adapts to New Mortgage Rates
After more than 25 years in Las Vegas, I've watched our Nevada housing market evolve—and right now, Reno's median home price sits at $659,777, which is close to a record. With 30-year mortgage rates at 7.12% due to inflation and our limited land supply, it's a challenging landscape for buyers. In my experience, exploring options like negotiating for seller credits or a rate buy-down can really help offset those higher monthly payments. I always prioritize making sure you have the information and support you need to navigate these shifts with confidence.

Homebuilder Lobbying Pushes Housing Reform
Having called Las Vegas home for over 25 years, I’ve witnessed firsthand how housing challenges evolve with our city’s growth. Recent discussions in Congress reflect what many of us see daily: banking, homebuilding, and government leaders are pushing for broader housing reforms because current federal laws aren’t tackling all the barriers families face when trying to buy a home. Even with strong commitments from lenders and new rental platforms, middle-income buyers are feeling the squeeze—one banking executive pointed out that a typical home now requires a $124,000 income, nearly double what it was five years ago. Plus, in 169 out of 390 metro areas, there simply isn’t enough housing supply. Compliance demands from federal sourcing rules, along with fees and related costs, tack on an average of $131,000 to the price of building a new home. Local politics also play a big role in shaping which projects succeed, making public-private partnerships and streamlined regulations essential for creating more homes, faster. My focus remains on guiding you through these changes with service you can trust.

Seller Concessions Reach a New US Peak
Having watched the housing market evolve over my 25+ years in Las Vegas, I find it notable that, in the recent rolling 3-month period ending Mid-Q3, about 45% of US home sales included seller concessions—a new peak for this time of year since 2020. This is up from roughly 43% the previous year, reflecting how buyers are finding more leverage as inventory increases and competition eases across the country. Concessions like help with repairs, closing costs, or mortgage-rate buydowns are giving buyers more ways to manage total purchase costs, beyond just seeing a reduction in price. Sellers are adapting, often offering closing-cost credits or rate buydowns instead of (or alongside) price cuts, which is reshaping how deals are negotiated nationwide and creating more flexible options for buyers. In fact, about 16% of homes sold in Mid-Q3 combined a price reduction with a concession, giving buyers even more ways to make their entry into the market more affordable. Customer service remains my top priority, and understanding these trends is key to helping buyers and sellers navigate today’s landscape.

Fed Rate Hike Brings New Opportunities for Nevada Housing
Having called Las Vegas home for more than 25 years, I’ve witnessed plenty of shifts in our local housing market—and the latest Fed rate hike to 3.9% brings another wave of change. While monthly mortgage payments are going up a bit, home prices in Nevada are still on the high side. That said, today’s market means buyers have more room to negotiate. And for retirees in our community, there’s a small silver lining: higher interest rates could mean better returns on savings. As always, my focus is on guiding you through these changes with the same dedication to service I’ve offered for decades.

U.S. Builder Sentiment Hits 12-Month Low
Having called Las Vegas home for over 25 years, I’ve witnessed our housing market’s ups and downs firsthand. Recently, we saw builder sentiment reach a 12-month low, with the confidence index dropping 3 points to 32 by late Q3. Current sales conditions dipped to 35, and expectations for the next six months sit at 37, while buyer traffic is steady at 23. Across the country, 38% of builders have reduced prices, and two-thirds are now offering incentives—an increase from 63% earlier in the quarter. Mortgage applications for new-home purchases have continued to fall for a fifth consecutive month as 30-year rates remain in the high-6% range. Many large builders are stepping in with rate buydowns, allowing buyers to lock in below-market mortgage rates rather than just lowering prices. With 30-year rates near 7%, industry forecasters expect these higher rates to stick around through at least 2027. As someone who puts customer service first, I’m always paying attention to these shifts to help buyers and sellers make informed decisions here in Las Vegas.

How Buyers Can Navigate Today’s Rate Gap Successfully
Having called Las Vegas home for over 25 years, I've witnessed firsthand how shifts in mortgage rates can shape both our real estate market and the decisions of local buyers. Lately, I’ve noticed many would-be homeowners putting off their purchase for more than a year, mostly because they believe mortgage rates are much higher than they actually are—when in reality, rates have stayed steady near 6.5%. This hesitation has only added pressure to home prices and rents across our city. It’s important to remember that industry experts see rates in the 5–6% range as historically normal. There are creative solutions available—like using discount points or exploring down payment assistance—that can help make homeownership more attainable, even in the current environment. My focus has always been on guiding clients with honest, informed advice, so you never have to make these big decisions alone.
