A neighborhood can feel completely different depending on when you visit.

Before you make an offer, I'd try to see it at least three different times:

1️⃣ 7–9 AM
See what the morning commute looks like. Pay attention to school traffic and how long it takes to get to the freeway.

2️⃣ 3–6 PM
This is when you'll get a better feel for school pickup, afternoon traffic, neighborhood activity, and how busy the surrounding roads become.

3️⃣ 8–10 PM
Come back after dark. Look at street parking, lighting, traffic, noise, and the overall feel of the area.

A beautiful house can check every box.

But if you don't enjoy the neighborhood during the hours you'll actually be living there, it may not be the right home.

If I’m spending $2M+ on a home in Las Vegas, I’m not just paying for more square footage.

These 5 things are non-negotiable:

The right neighborhood will matter long after the excitement of the house wears off.

2️⃣ Privacy
Lot position, neighboring homes, gates, and sightlines can make a huge difference at this price point.

3️⃣ A Great Lot
Views, usable outdoor space, orientation, and location within the community are things you can’t easily change later.

4️⃣ A Floor Plan That Actually Works
More square footage doesn’t automatically mean better. I want spaces that flow and fit everyday life.

5️⃣ Something You Can’t Recreate
A Strip view. Golf frontage. Mountain views. An exceptional lot. At $2M+, I want something that makes the property hard to replace.

Luxury isn’t about paying more for everything.

It’s knowing what’s actually worth paying more for.

A $2M price tag doesn’t automatically make it a smart buy.

I’ve seen expensive homes where you’re paying for things that won’t necessarily hold their value.

At this price point, I’d look beyond the finishes and ask:

1️⃣ Is the location worth the premium?
2️⃣ Does the lot offer real privacy, views, or something unique?
3️⃣ Is the floor plan functional for how you actually live?
4️⃣ Are you overpaying for upgrades you could add later?
5️⃣ How does it compare to recent sales nearby?
6️⃣ Will future buyers value the same features you’re paying extra for?

Luxury isn’t just about spending more.

It’s about knowing what’s actually worth paying more for.

The lowest price doesn't always mean the best value.
