One of the biggest mistakes sellers make is choosing the highest offer without looking at the full picture.

The strongest offer isn’t always the one with the biggest number.

You have to look at:
• Financing strength
• Contingencies
• Closing timeline
• Appraisal risk
• Repair requests
• How likely the buyer is to actually close

A high offer with weak financing, too many contingencies, or unrealistic terms can easily fall apart halfway through escrow.

Meanwhile, a slightly lower offer with clean terms and a solid buyer can save you time, stress, and money.
