Where does the name Lucerna come from? It is one of our favorite things to talk about.

Lucerna is the Latin word for lamp. It goes back centuries, to the light people reached for when they needed to find their way. The word has carried that meaning ever since. Light bearer. Guide. Beacon.

That is exactly why we chose it.

The May numbers for the Lawrence area are in, and it is a fast market with a little more room opening up. Here is what stands out and what it means if a move is on your mind.

📊 The quick read:

▪️ Median Sold Price: $325,000. Home values in the area are up 2.3% over the past year, so prices are holding strong.
▪️ Days on Market: 5. Yes, five. The right homes are going almost as fast as they hit the market.
▪️ Active Listings: 197, up about 9% from April. More options are coming available for buyers.
▪️ Months of Supply: 2.16. Still a seller's market, but supply is building, both from last month and across the past year, which points toward a healthier balance over time.

📈 A couple more worth knowing:

▪️ Sold Listings: 127 homes closed, up 21% from April. Activity is strong heading into summer.
▪️ List to Sale: Sellers are still landing 99.7% of asking price.

Here is the tidbit that ties it together. Inventory is growing and buyers have a bit more to choose from, yet the right homes are still selling in days at nearly full price. That is the whole story right now. Price it well and stage it right and it moves fast. Overprice it and it sits while buyers wait, because they are paying attention and they have more choices than they did a month ago.

The May numbers from Heartland MLS are in, and the KC metro is telling a steady story this spring. Here is what stands out and what it actually means if a move is on your mind.

📊 The quick read:

▪️Median Sales Price: $345,000, up 4.5% over last May. Values are holding firm.
▪️Days on Market: 39. Homes are still moving at a quick clip, just about the same pace as a year ago.
▪️Months of Supply: 2.4. We are still in seller's market territory, and inventory is a little tighter than it was last spring.
▪️Closed Sales: up 5% year to date. May's monthly count dipped slightly, but buyers are out and the demand is real.

📈 One tidbit worth knowing:

The median price climbed while the average sales price eased back a bit. When those two move in opposite directions, it usually means the mix of what is selling has shifted, with more action in the mid range and fewer sales at the very top pulling the average down. The takeaway is a broad, active market rather than one driven by a single price band.

And the part that matters most for buyers and sellers alike: homes are still selling at 98.8% of original list price. Price it right and it moves. Price it high and buyers wait, because they are paying close attention.
