They don’t show us lugging furniture and storage boxes out of our clients’ homes to help them declutter, the moments of cleaning before every open house, or the numerous calls to go over contracts in detail at every negotiation. When it comes to buying a house, the highest offer always gets the house — right? 🏡

In reality, it doesn’t always end up that way. In fact, oftentimes it doesn't. Here are four reasons why your lower
offer might just beat that higher one after all.

1. Fully underwritten buyers and cash buyers have an advantage because they carry less risk - AKA no loan contingencies needed. 
2. Shortened contingency periods. Let the seller know you're serious by offering to release all contingencies quickly. 
3. Timeline flexibility. Buyers that are willing to work with the seller's timelines can offer more value to sellers in the form of longer escrow periods and/or rent-backs after closing. 
4. Appraisal gap guarantees. This is much less prevalent in today's market, but in multiple-offer situations it allows the buyer to assure the seller that if the house appraises for less than the agreed-upon price, the contracted price won't change.
