In early Q3, the median price for existing single-family homes in LA County landed at $888,100—just shy of the $900K mark. This reflects a 2.6% dip from last year's $911,400. Alongside these numbers, sales activity also slowed, down 0.9% year-over-year, largely due to affordability challenges many buyers are facing. With mortgage rates averaging in the upper-6% range and even hitting a 12-month high before easing slightly, many clients are feeling the strain of high monthly payments. Analysts point out that both the near-$900K price point and persistent rate pressure are keeping the market in check, limiting momentum for a full recovery just yet.
