Kelli’s morning walk in Highland Park, fruit edition 🥑🍋

Avocado, pomegranate, lemon, lime, orange, all hanging over fences within a few blocks. And it’s not just here. From Pasadena to the Westside to the South Bay, backyard fruit is basically an LA perk.

If you’re house hunting anywhere in LA, take a walk around the block before you decide. Established trees, gardens, and yes, fruit, tell you a lot about a neighborhood that listing photos can’t.

Every year around now, someone asks us if fall is a bad time to buy or sell a home in Los Angeles. Honestly? It’s one of our favorite seasons in this market.

Once summer wraps up, the casual lookers tend to step back. The buyers still touring homes are ready to act, and the sellers still listed usually have a real reason to move. That changes the conversation on both sides of the table.

If you’re buying, you may have more breathing room and more leverage than you would in spring. If you’re selling, a thoughtful price and a well-prepared home go a long way with a smaller, more focused pool of buyers.

Original hardware in Los Angeles homes is our favorite thing to find on a tour.

Glass doorknobs. Push-button light switches. Brass window latches. The mail slot nobody uses anymore.

Sometimes the house has been remodeled top to bottom and these were spared. Sometimes the house hasn’t been touched in decades and they’re just waiting for someone to notice.

Either way, slow down for them. A new kitchen can be added. A hundred years of hands on a doorknob can’t.

Views are not just a Hollywood Hills thing.

The first two are backyards up in the hills, which is what you’d expect. The third is a backyard in Highland Park looking at downtown.

Every hillside neighborhood in LA has houses with something worth looking at, and the price difference between them is not small. If a view is on your list and you’ve only been searching where you think views live, you’re looking at a fraction of what’s out there.

That was a lot of rain over the weekend. And here it is again.

If you own a home, walk it this week before the evidence disappears. The days right after a hard rain are the best time to spot problems. Water stains have had time to show, and you can still see where water sat.

What to look for: – Ceiling and upper wall stains, especially near vents and skylights – Where the yard is still soggy, particularly if it is soggy against the foundation – Downspouts, and whether they moved water away from the house or just down – Window sills and the lower corners of doorframes – The garage, which usually tells on the roof before the house does

Then let it dry and look again. Some stains only show up once the surface dries.

The real rainy season is still two months out. Anything you find now, you can fix on your own schedule and at a normal price. Anything you find in December, you fix on the roofer’s schedule.

York and Figueroa get all the attention, and they’ve earned it. Highly Likely, Checker Hall, Hippo, Amiga Amore, Queen’s Raw Bar & Grill. You could eat your way down those two streets for a month.

You can see the hills from down there. What you can’t see is what they’re looking at.

A few blocks up and the backyards are level with the treeline. It gets quiet in a way that makes no sense ten minutes from the 110.

🌧️ LA Home Check-In: 3 Ways to Prep for the Rain

The "New Year, New Me" vibes are great, but in LA right now, it’s all about "New Year, Dry Home." With the heavy rain we’ve been seeing lately, here are the three most helpful things you can do this weekend to protect your space:

Clear Those Gutters (Seriously!) Fallen leaves from the recent wind and rain clog systems fast. If water overflows, it ends up in your foundation or behind your walls. Grab a ladder and make sure they’re clear so the next storm has a clear path.

Check Your "Splash Zones" Take a walk around your yard. If you see water pooling right against your house, that’s a red flag. A quick DIY fix is adding a downspout extension (those flexible plastic tubes) to carry water at least 5 feet away from your home.

The "Flashlight" Attic Test You don’t even need to get on the roof for this one. During the next rain, grab a flashlight and head into your attic or crawlspace. Look for damp spots or stains on the wood. Catching a tiny leak now is way cheaper than replacing a ceiling later.
