Renovations can add tremendous value when listing a home for sale.

But not every renovation! Especially in Northeast LA.

We’ve watched some renovations quietly chip away at offers, not inflate them. Here’s what we’ve seen, street by street, across 30 years of transactions in this market.

➝ Open-plan kitchen conversions in older Craftsman stock.
Buyers here often pay a premium for original character. But if you remove the walls, you might be removing the premium.

➝ ADU additions without parking solutions.
In Highland Park and Atwater, an ADU reads as upside on paper. Without dedicated off-street parking, it can create friction at inspection and in negotiation.

➝ Luxury finishes in mid-range streets.
The market caps what the street can support. A $60K kitchen in a block of $850K sales doesn’t return $60K — it returns whatever the ceiling allows.

➝ Pool installations in small-lot NELA homes.
Pools absorb yard space that buyers in this market specifically seek. Think hard about your lot size if you’re thinking pool.
