Daniel wanted to walk away. More than once.

Wrong HOA docs. A management company being disbanded mid-escrow. Missing financials. Spreadsheets hitting my inbox with cost projections and worst-case scenarios.

I get it. On paper it looked messy. But owning real estate doesn’t tell its full story on a spreadsheet. Not when you factor in the tax write-offs, the principal paydown as a forced savings account, and the equity you’re building every single month you own.

We worked through it together until the numbers told the real story.

The listing agent and lender said it independently: this deal doesn’t close without the work we put in.

Now Daniel is in his condo. We’re already coordinating minor repairs and future remodeling through our post-close vendor crew. The relationship doesn’t end at closing. That’s the whole point.

Early 2024, I sat down with a family for a listing interview and told them what they needed to hear, not what they wanted to hear. 🎯

I didn’t get the listing.

Fourth of July weekend, my phone rang. Their agent had left the state and left them high and dry. No escrow. No offers. Almost no activity. The home had been wildly overpriced from day one and the market had moved on. 📉

They’d wanted me from the start. Now they needed me. 🤝

Downsloping lot. Near a freeway. PPSF that scared off the desk-comp agents.
That’s the trap. Price per square foot is one of the most misleading numbers in real estate, and the agents who lean on it are the same ones who overprice, ghost, and bail when it gets hard.

We rolled up our sleeves. Real conversations. Real strategy. Found the fortune in the fire. 🔥

Closed it. Sold to a lovely couple. The buyer’s agent, a seasoned commercial guy, told me it was one of the craziest deals he’d done in years. We’ve stayed in touch ever since. The kind of mutual respect that only comes from doing hard things well. 🤲

Just closed at 17329 Burbank Blvd in Encino. 🔑

Here's the real story.

This one came in as a referral from an out-of-area agent. Small world moment: I already knew the agent the seller had been working with.

The owner had an investment property that was getting harder to manage while she was building a life overseas, and she wanted a fresh set of eyes.

I actually tried to talk her out of listing. She kept showing up. After enough follow-ups, I went and walked the property myself.

The floor plan told a clearer story than I expected. A reconfiguration didn't pencil in this market. New construction had real upside given the zip code, but the cleanest path forward was repositioning the property for a daycare or small assisted living operator.

Different lens, different buyer pool, different conversation.
Ten days on the market. A wave of lowball offers. Then two real ones.

We took the offer just above asking with the cleanest terms (termite clearance only). A title issue surfaced on the buyer side mid-escrow. We got creative, assigned the contract to a family member, and kept the deal moving.

Closed in 40 days from going live.

Bittersweet for our seller, who is already focused on what's next. She trusted my read after I tried to send her in the other direction. That trust is the part of this job I don't take for granted.

After helping Kent and Kim sell their Lake Balboa home over asking in a slowing market, we helped them land their dream coastal home — at a below-market price.

The appraisal came in low, but we dug deeper and found a model-match comp just a few doors down that the appraiser skipped. It wasn’t “superior,” just had better photos and staging. That oversight cost the seller tens of thousands.

A little hustle, a few office visits, and persistence paid off — we confirmed the comp’s true sale price, closing early November.
