Only 874 new listings hit the market in March—an 8.7% drop compared to this time last year.

Inventory is slightly down (-1.8%) with 1,886 active listings currently on the market.

💲 Median List Price Rises:
March saw a spike in new median list prices, jumping to $265,000+, while the median sold price held closer to $230,000.

📆 Homes Taking Longer to Sell:
Average Days on Market climbed to about 78 days, showing buyers are taking more time to make decisions.

🏠 Absorption Rate Drops:
Inventory is moving slightly quicker with an absorption rate down to 4.2 months, suggesting more balance.

💰 Sold-to-List Ratio Holding Steady:
Homes sold for about 95% of list price, consistent with early 2025 trends.
