🎣 Fishing Day was almost ruined!

I set up a little boat trip for Massi and Marco because Massi has been obsessed with fishing thanks to his Pop

5am the day of and they canceled our trip because the captain 🧑‍✈️ was sick

They gave me a few places to call and was able to get set up with someone even better

Massi caught 4 and I caught none lol

The Maryland Piedmont Reliability Project (MPRP) is a proposed 67-mile power line through Baltimore, Carroll, and Frederick counties. Here is where it stands right now, and what it could mean if you own land near the route.

What it is:
A 150-foot-wide, 67-mile high-voltage transmission line proposed by PSEG. The route runs from Frederick County up to Parkton in northern Baltimore County, straight through the Hereford area and Carroll County farmland.

The recent court ruling:
A federal appeals court (the 4th Circuit) said land surveys can continue. It did not approve the power line, and it did not give anyone the right to take private land. Those calls are still with the Maryland Public Service Commission (PSC).

What is actually settled? Not much.
Construction is not approved. Easement terms are still unsettled. The bigger questions are still open.

The timeline:
Public hearings are set for September 21 and 28 in each affected county. Evidentiary hearings follow in December. The current schedule runs into February 2027.

If your property is near the route, here is the practical move now. Start a parcel file. Gather and keep every document tied to your parcel:
- Notices and project letters
- Survey maps and marker records
- Deeds, plats, titles, and easements
- Questions for your agent and your attorney

$2.7m under contract last week. All on the buyer side. And not one of these homes came together the same way.

Deal 1, the Falls Road corridor. Fully updated head to toe, with a pool, listed at 950k. Priced low on purpose to start a feeding frenzy. The comps said it was worth a lot more. So I sat down with my buyers, walked the numbers, and helped them get comfortable offering 100k+ over asking. That is a scary thing to do. But the real work happened before it ever hit the market. I had called the listing agent again and again, so he knew exactly how badly my buyers wanted it. When it went live, we moved fast, with strong terms for the seller and a small appraisal gap for protection. They accepted us. And we still got our inspections. (Oh and it appraised! 💪)

Lesson: pick up the phone. The conversations you cannot have over text, the ones with real emotion behind them, are what set you apart.

Deal 2, Hereford, where I grew up and still live. A newer build, perfect for a family relocating here who did not want to fight a fixer-upper while settling into a brand new community. It had an easement the buyers were not thrilled about. So the other agent and I went to work together and found terms that made everyone comfortable, including a quicker close.

Lesson: relationships open doors, and working with the agent on the other side gets deals across the line.

Deal 3, Pasadena. A first-time buyer I have been walking with for about eight months. We had been under contract three separate times and had to walk away each time, because inspections were rough and the sellers would not fix enough. Their budget is tight. Finally we found one that was truly well cared for, in budget, with the seller even covering their closing costs.

Lesson: slow and steady wins. Patience is everything. And every buyer, every neighborhood, every price point moves differently. You have to know what is happening and how to win it.

Three homes. Three completely different games. That’s the job.

And it goes to Genesee Valley Outdoor Learning Center!! 🌳🌳

On Friday my brokerage had the opportunity to host a networking event for Ink & Numbers - a networking group made up almost exclusively of women professionals

They’re so generous that they take half the proceeds and donate to a local charity or non-profit

I was able to win a contest and had the opportunity to throw my favorite non-profit into the mix!

Without question that’s Genesee Valley!

That’s wonderful of course, but it was also a fantastic opportunity to introduce the women of the group to the wonderful women leading the charge at Genesee, Jackie LaMonica and Jane LaMonica

With our capital campaign going on to raise money for a new multi-purpose building, it was a great opportunity to spread the word of what these women are accomplishing for our local community!
