Tracie Gulit Homes

Tracie Gulit Homes A home is both an investment and where memories are made- I'm honored to help you achieve your goals Hi, I’m Tracie!

Mama of two amazing children and wife to an incredible husband! When I’m not showing homes, writing offers, preparing homes for listing, counseling with clients or coaching other Real Estate Brokers—you might find me with my hands in the dirt, off on a travel adventure, crafting or woodworking or lost on Pinterest. I’m passionate about providing a service to my clients that will leave them with a

feeling so satisfied they can’t help but enthusiastically tell all their friends and family. Coming from a background in Education, my approach begins with a consultation with my clients whether you are a buyer, or a seller, or both. Finding out what my clients goals are through this process helps me guide them down the right path to building wealth in Real Estate. My goal for each and every one of my clients whether you are a first-time buyer or a savvy Real Estate investor selling a 1031 property to diversify, is to build wealth. We keep that as our perspective to guide us every step of the way. The largest purchase(s) you make in your life, however, are not all just numbers . . . we will laugh together, get frustrated together, and sometimes even cry together. I look forward to helping you achieve your goals, getting to know your family and becoming your friend!

It’s been a while since I’ve introduced myself, and with so many new faces here lately, it felt like the right time.

The truth is, real estate is only one part of who I am. The way I show up for my clients, my family, and my community is shaped by a handful of values that guide nearly every decision I make.

💛 Family

My husband and kids are my greatest adventure. They remind me what matters most, challenge me to grow, and keep me grounded when life gets busy. Many of the choices I’ve made in business have been driven by the desire to build a life that allows me to be present for the people I love.

🤝 Community

I believe life is better when we know our neighbors, support local businesses, and show up for one another. Some of my favorite moments each year have nothing to do with real estate and everything to do with bringing people together.

✈️ Adventure

Whether it’s exploring the San Juan Islands, fishing trips with family, or taking my kids across the world to experience different cultures, adventure reminds me to stay curious. Some of our most treasured memories come from experiences, not things.

🏡 Relationships

The homes are important, but the people are what I’ll remember. One of the greatest gifts of this career has been watching clients become friends and getting a front-row seat to some of life’s biggest milestones.

🌈 Inclusion

Everyone deserves to feel welcome, respected, and valued. My business is for people of every race, religion, family structure, identity, orientation, ability, and background. I believe our community is stronger because of our differences, not despite them.

✨ Integrity

Doing the right thing isn’t always the easiest path, but it’s the only one that allows you to sleep well at night. Trust is earned over time, and I try to approach every decision with honesty, transparency, and care.

And finally...

Hi, I’m Tracie Gulit.

Real estate is what I do. Helping people navigate life’s big transitions is what I love.

Whether you’re here because we’ve worked together, you’re dreaming about a move someday, you’re a fellow Realtor, or you simply enjoy following along with life in Whatcom County, I’m glad you’re here.

🌳 SELLER SAYS 🌳

When I ask sellers what they’ll miss most about a home, the answers often tell the story better than I ever could.

For the owners of 2525 Silves Ct, it’s been the quiet, the privacy, and the space to simply be themselves.

They’ve loved gathering for birthdays and holidays, harvesting fruit from their own trees, tending the garden, and having room to pursue hobbies without feeling crowded. They chose this property because of its location, the sense of safety, and the rare combination of a spacious home and an acre of land.

Their favorite features? The updated kitchen, the natural light that fills the living spaces, the mature trees and yard, and the incredible flexibility of the finished lower level with workshop and storage space.

Now it’s ready for someone new to create their own memories here.

Some homes hold more than furniture.

They hold first chapters.

For these owners, this is where their life together began. It’s where they brought their daughter home and where she spent her first four years growing up. ❤️

When I asked what they loved most, they didn’t start with the updates or the floor plan. They talked about how easy the home was to live in, how quiet the neighborhood is, and how convenient it is to be close to everything Bellingham has to offer.

They talked about summer evenings on the deck, BBQs in the sun, and a living room that became the heart of the home thanks to its spacious layout and cozy fireplace.

And honestly, that’s what I think makes a house special. Not just the features, but the life that happens inside it.

Now it’s ready for someone else’s next chapter.

Washington just made a major change to how homes can be marketed, and honestly… I’m pretty excited about it.

As of today, homes that are being marketed generally can’t be quietly shared only within select groups, private networks, or exclusive circles. If a home is being marketed, it should be available for everyone to see.

Why does that matter?

🏡 Buyers deserve access to available homes.
🏡 Sellers deserve exposure to the widest pool of buyers.
🏡 Our housing market works best when opportunities aren’t hidden behind closed doors.

This isn’t just a real estate industry change. It’s a transparency and fair housing issue.

The goal is simple: create a more level playing field so that buyers have access to the same opportunities and sellers can make informed decisions about how their homes are marketed.

Real estate works best when everyone gets a seat at the table.

One of the things I love most about this business is that I get to work with people from all walks of life. Families with young children. Retirees. First-time buyers. People relocating from across the country. Members of the LGBTQ+ community. People of different races, cultures, faiths, and backgrounds. Individuals navigating disabilities or accessibility needs. Every client brings a unique story, and every person deserves equal access to housing opportunities.

That isn’t just a legal requirement: it’s a value I believe makes our communities stronger. Housing opportunities should be visible, accessible, and available to everyone.

This home isn’t for everyone.

Some buyers will see the driveway and keep scrolling.

The right buyer will see what waits at the top.

Privacy. Forest views. A custom-built home with beautiful natural light, thoughtful spaces, and a setting that feels worlds away from the everyday.

As the only home at this elevation, you’ll enjoy a level of seclusion that’s hard to find—surrounded by evergreens, birdsong, and the peaceful beauty that makes Sudden Valley so special.

Sometimes the best opportunities are the ones other people overlook.

What if the home you’ve been searching for isn’t in town... but just outside of it?

This Everson property offers something that’s becoming increasingly difficult to find: over an acre of usable land, room to spread out, privacy, and a home with the flexibility to adapt as life changes.

Grow a garden. Pick berries from your own yard. Build projects in the workshop space. Let the dogs run. Host family. Create a hobby room, home office, or multigenerational living setup. The possibilities here are part of what makes this property so special.

Many of the big-ticket updates have already been completed, including the furnace, heat pump with A/C, water heater, flooring, and improvements throughout the kitchen and bathrooms.

The question isn’t whether you’ll have enough room here.

It’s what you’ll do with it.

Calling all millennials…

If you’re still working from your dining table, storing your Costco haul in three different closets, and wondering if homeownership in Bellingham is ever going to feel attainable, I found something you should see.

This condo is one of my favorite floor plans in the city because it actually lives the way people live. There’s room for a home office, guests, hobbies, pets, plants, that Peloton you swore you’d use more, or whatever your life looks like these days.

Add in thoughtful updates, a cozy fireplace, covered balcony, and a location that keeps you close to everything, and suddenly buying a home doesn’t feel quite so out of reach.

Take a look around and tell me: what’s the first thing you’d do with all this extra space?

People often see the finished product in real estate: the sold sign, the closing photo, the keys handed over on closing day.

What they don’t always see are the systems behind the scenes that make everything run smoothly.

A few years ago, I worked with to design organizational systems for my office. Together, we created spaces and processes that have stood the test of time and continue to grow alongside my business. Every shelf, cabinet, closet, and workflow has a purpose.

Some of my favorite things in the office are practical: duplicate keys for every listing, buyer and seller guides ready for consultations, organized marketing materials, and closing gifts prepared well before they’re needed.

Some are simply there to make people feel welcome: a stocked fridge, a collection of favorite mugs and glasses, a cozy couch, and yes, a cat who usually assumes she’s in charge.

As my business has grown, these systems have allowed me to spend less time looking for things and more time focusing on the people I’m here to serve. And honestly, seeing custom closing gifts lined up waiting for their new owners still brings me as much joy as it did on day one. 💛

For my fellow Realtors: what’s one system in your business that saves you time, reduces stress, or creates a better experience for your clients?

And if building systems is something you struggle with, it’s one of my favorite things to help coaching fellow brokers work through. Great service starts long before a client ever walks through the door.
