Sale Price vs. Sale Net. The price you see isn't usually the whole story.

Something worth knowing if you're thinking about making a move this year:
The sales price that shows up on Zillow and gets talked about at the neighborhood level isn't typically what the seller actually walks away with.

By the time commissions, escrow, title fees, excise tax, prorated property taxes, and any buyer credits are settled at closing, the real number is often tens of thousands less than the headline. The biggest difference in our current market vs 20-23, is the seller to buyer credits, which were virtually unheard of in the covid market.

And right now, seller to buyer credits are really common. A lot of sellers are offering buyers money at closing to help cover closing costs or buy down their interest rate. It aids the deal for both sides, mainly by helping buyers afford current prices with where current rates. It also means the "sold for $750K" you see on your street may have effectively netted closer to $710K once everything was accounted for.

None of this is a red flag, seller credits are a large part in propping up home prices by keeping them affordable for buyers. But if you're selling, it's worth sitting down and running your actual net, not sales price, before you set your expectations.

And if you're buying, credits are absolutely worth asking for, most buyers don't realize how negotiable that piece is. Especially in a high-inventory/high interest rate market thats seeing 3-4 listings per closing.

Buying a house right now is rough.

Mortgage rates are hanging in the mid-to-upper 6% range. Prices are still roughly 30% above early 2020. Monthly payments are eating up close to a third of median household income.

And the standard advice is "just wait for rates to drop." Which might mean sitting out for years hoping 6.5% becomes 6.0%. Even if it does, your monthly payment barely moves unless prices come down too. Nobody's got that crystal ball.

Here's the thing almost nobody talks about, when you hire a buyer's agent, the seller's side is already paying a commission. Traditionally that money just disappears into the transaction. It doesn't come back to you.
