🏡 Homes are moving faster across the Huntsville-area housing market — but that doesn’t mean every local market is behaving the same way.
The August 2026 Madison County real estate numbers are in, and there are some important trends for both homeowners and buyers:
📈 650 homes sold — up 6.6% year over year
💰 $384,224 average sales price — up 3.6%
⏱️ 41 average days on market — down from 52 days last August
📊 $249.7 million in sold volume — up 10.3% year over year
But the county-wide numbers only tell part of the story.
Madison: Sales jumped 40.9%
Harvest: Sales increased 47.1%
Huntsville: Homes averaged just 38 days on market
Meridianville: 4.9 months of inventory
Owens Crossroads: Only 2.6 months of inventory
That difference matters.
A buyer could have more negotiating leverage in one part of Madison County while facing considerably more competition just a few miles away.
For sellers, the same principle applies. Pricing, presentation, and marketing matter even more when buyers have choices. An overpriced home can sit while a properly positioned home moves.
That’s why I continue to say:
