Mad About Madtown: Monona Terrace! ❤️

59 years in the making.

You know that iconic building sitting on Lake Monona?

Frank Lloyd Wright first imagined it in 1938.

His vision was a sweeping civic center connecting the Wisconsin State Capitol to Lake Monona. The plans changed. The project stalled. It was debated for decades.

Wright died in 1959—never seeing it built.

But Madison didn't let the dream disappear.

Nearly 60 years after Wright first proposed it, Monona Terrace opened its doors in 1997, bringing his vision to life on the very site he had chosen.

Today, it's one of those places that just feels like Madison—part architecture, part lakefront, part gathering place.

And that's something worth being mad about. ❤️

🏡 An interesting read for anyone watching the housing market…

Are sellers becoming more willing to sweeten the deal?

A recent Redfin report found that 44.7% of U.S. home sales in August included a seller concession—such as help with closing costs, repairs, or a mortgage-rate buydown. That’s the highest August share in Redfin’s records since at least 2020.

The bigger takeaway? Today’s market is giving buyers more opportunities to negotiate, while sellers are finding creative ways to make their homes stand out.

Of course, real estate is local, so national numbers don’t tell the whole story. But this is a fascinating look at how the market is changing and what buyers and sellers may want to keep in mind.

You find a house you love.
Great price. Great location. Great photos.

Then you see those two words:

SOLD AS-IS. 👀

Ope… or nope?

🟢 OPE. Let’s take a closer look.
🟡 I need more information.
🔴 NOPE. I’m out.

Here’s the thing: “Sold as-is” is not automatically a red flag.

It doesn’t necessarily mean the house is falling apart or the seller is hiding something.

But it does mean I’d want to know exactly what I’m buying and be especially thorough with the inspection and due diligence.

I’d want to know:

🔎 Are there known defects or deferred maintenance?
🔎 What does the inspection reveal?
🔎 What am I comfortable taking on after closing?

“As-is” shouldn’t automatically make you run away…

…but it also shouldn’t stop you from asking questions.
