👉 If you’re even thinking about buying, it’s worth knowing where those opportunities are before they’re gone.

Here’s what the current market is showing:
• 276 Active Listings
• 63 Builder Homes
• 105 Pending (last 90 days)
• 275 Closed (last 90 days)
• 74 of those were new construction

But here’s what really stood out…

When I looked deeper at builder homes—comparing original price, reductions, and actual sold price—many of them closed below list price AND with added incentives.

That includes:
• Price reductions
• Closing cost assistance
• More negotiation flexibility than most buyers expect

The result?
Buyers today are getting into homes in communities like M3 Ranch, South Pointe, Somerset, and Rockwood at better numbers than earlier phases—often walking in with built-in equity.

Not every builder is doing this… and not every deal is advertised.
