These days, unfortunately, there are tricksters looking to scam folks. Real estate is not immune to its own tricksters. Don’t get distracted by what Paul calls “sucky fluff”, or fear tactics, drama, erroneous or misleading information, etc. from disreputable realtors, lenders, and other professionals that may bait you or distract you from making wise decisions. Work with trusted local professionals who will remove all emotion, state the facts simply, and who will present information in a concise, understandable manner. You will make smarter decisions if you have honest facts and information from ethical partners and professionals who have your best interests in mind.

How does a warm weather snap in the middle of winter affect the bugs and pests? Warm weather acts as a teaser to bugs and pests. They may emerge and pop out sooner than normal. If it snows, that could also be just the right amount of moisture and insulation for insects to pop out like crazy! Here in the Carolinas, winter typically is not cold enough or long enough to truly keep all bugs away for any period of time. Termites are some of the first pests to kick off the bug season. They start to appear usually around Easter. Areas in your community near water (lakes, creeks, etc.) will have more bug and pest activity than other areas.

Corporate Transparency Act of 2021

The FBI and other federal and state law enforcement agencies have put together a plan to investigate financial crimes in LLCs in the U.S. There is now a federal policy to identify and track the beneficial owner of each LLC in the U.S. A beneficial owner is one who owns at least 25% of an LLC, and who is personally responsible for activities of the LLC. Real estate is often owned by entities, trusts, or LLCs, not individuals. This law would require the company owner to provide a photo ID to show proof of an actual individual behind each LLC once per year for any investigative or litigation purposes.

Market Optimism

Since December 2023, the real estate market (especially in Charlotte, NC) has increased in activity. Paul is predicting that sometime in 2024, mortgage rates will decline. This being an election year, he also believes that political candidates will make economic promises, thereby increasing consumer confidence in housing, among other things.
