They had one. Submitted it with her offer. Looked legitimate. The seller saw it and said no anyway. πŸ“„

Why? Because she had the wrong kind of pre-approval.

πŸ’­ Here's what happened:

Their pre-approval letter said she was approved for $400K. Sounds solid, right?

Except it came from an online lender with a rate that was 0.75% higher than market. It had contingencies. It required final verification. It basically said "maybe, if everything goes perfectly."

The seller's agent saw that and thought: This buyer is risky.
