🏠 How the Process Works
1. I send you a link to available listings across the Valley
(addresses, rent, and bedroom count included).
2. You choose what you like.
3. If the unit is ready, you tour it.
4. Like it? I send the application.

📄 What You’ll Need
• 30 days proof of income
• Government-issued ID for each adult
• Desired move-in date
• Email address for invoicing

💳 Fees Due Immediately (to hold the unit)
• Application fee: $100 per adult
• Admin fee: $150
• Holding deposit: $500 (applied toward move-in costs)
• Square processing fee: $15

➡️ Once paid, your lease is emailed for electronic signature.
➡️ Exact move-in costs are listed on the lease.

💵 Fees Due at Move-In
• First month’s rent
• Security deposit (equal to one month’s rent)
• Cleaning fee: $250
• Utility fee: $150–$240
(Utility fee does not apply to single-family homes)

✅ Qualifications
• Household income must be 2.5x the rent
• No registered s*x offenders

⚠️ Please note: Rent is above market rate because owners are taking on higher risk with easier qualifications.

How this process works:
I have a link to send you all my listings📲. We have places all over the valley🛣️. All addresses are listed along with rent and number of bedrooms. Once you see what you’re interested in, I let you tour if the unit is ready. If you like it, I’ll send you an application 📝so you can apply. I’ll need 30 days proof of income, a copy of ID 🪪 for each adult, desired move in date and email to send invoice to.

Holding deposit $500 (goes towards move in cost)
$15 (Square Invoice Fee)

Once the above fee is paid, a lease 📃will be sent via email for you to sign electronically. The exact amount of your move in cost will be on the lease.
