Cabinet pulls, faucets, and light fixtures are small, but they are also some of the first things a buyer's eye lands on. A kitchen with builder-grade brass k***s from two decades ago can look dated even when the cabinets are in good shape. Swap the pulls, and that same kitchen suddenly looks like someone has been keeping up with the house.

The cost is a few hundred dollars and a Saturday. The cost of skipping it shows up in the offer.

Where to start: the entry light, the kitchen and bath faucets, cabinet hardware, and any dining or hallway fixture that dates the house. Keep finishes consistent room to room, since mixed hardware reads as unfinished rather than intentional.

Check the flood zone before you get attached.

In Louisiana, a home's flood zone designation affects both what your insurance costs and whether coverage is required at all. Those numbers can move your monthly payment enough to change what you can comfortably afford, and finding that out after you are emotionally invested makes for a hard conversation.

The FEMA Flood Map Service Center is free and open to anyone. Search an address, and you will see the designation in a couple of minutes. It is worth doing before your second showing, not after your offer is accepted.

📊 July 2026 Market Update

Buyer demand kept building across the New Orleans area in July, and homes moved noticeably faster than they did a year ago.

Here are a few key takeaways:
✅ Pending sales increased 10.3%
✅ Closed sales increased 2.6%
✅ Median sales price rose to $291,972, up 6.3% year over year
✅ Homes sold for 97.1% of their asking price on average
✅ New listings declined 1.7%
✅ Homes spent an average of 59 days on market, down from 65 last July

What does that mean?

The days-on-market number is the one to watch. Six fewer days may not sound dramatic, but paired with a 10.3% jump in pending sales, it suggests buyers are ready to move when the right home shows up. Inventory tightened to 5.6 months of supply, down from 6.3 a year ago, which keeps the market close to balanced while giving well-prepared sellers a little more footing than they had last summer.

Prices are still climbing, so affordability remains the real hurdle for many buyers. That makes preparation matter more than timing right now, on both sides of the transaction.
