August brought a shift in the Richmond market, but not necessarily the one the headlines might suggest.

The median single-family sale price moved from $460,000 in July to $450,000 in August.

But zoom out, and August prices were still 3.7% higher than they were a year ago.

At the same time, pending sales increased 6.3% year over year, while closed sales declined 9%. Homes that sold spent a median 22 days on the market, and inventory remained relatively tight at 1.8 months of supply. RichmondMetro (2).pdf

So what does that tell us?

A $10,000 monthly change in the median doesn’t necessarily signal a change in the direction of home values. Median price reflects the mix of homes that happened to sell during a particular period, which is why I pay attention to the other numbers around it.

And this month, those numbers aren’t all moving in the same direction.

More homes went under contract than last August. Fewer made it to closing during the month. Prices remained above last year. Inventory stayed limited.

This is why I look for the story behind the statistics, not just the biggest number on the page.

Sometimes real estate gets a little dirty. Literally.

Two hours before a showing, I found out my seller’s scheduled lawn care was a no-show.

The yard needed attention, the showing was happening, and there wasn’t time to find someone else.

So my husband and I grabbed the mower, pulled weeds, cleaned things up, and got to work.

Was this technically in the job description? Probably not.

But when someone trusts me with the sale of their home, I take that responsibility seriously. Sometimes that means pricing strategy, marketing, negotiations and contracts.

And sometimes it means standing in the backyard holding an armful of weeds. 😂

Because when buyers are about to walk through the door, the details matter. And if something needs to get done, we figure out how to get it done.

Real estate isn’t always glamorous. But taking care of my clients will always be part of the job.

And a very big thank you to my husband for being willing to jump in with me when real estate gets a little…dirty.

More homes for sale. Fewer buyers making a move. And prices still went up.

That may sound contradictory, but it’s a pretty good snapshot of the Richmond market right now.

In July, single-family inventory reached 1,590 homes, while the median sales price climbed to $460,000. Homes that sold spent a median 19 days on the market, and overall inventory remained at just 1.8 months of supply.

But here’s the number I’m watching: pending sales were down 10.3% from last July.

To me, that’s where the story gets interesting.

Buyers haven’t disappeared. They’re simply being more selective about what earns their attention and their money. At the same time, limited inventory continues to support prices.

That’s why broad headlines about a “buyers’ market” or “sellers’ market” don’t tell you nearly enough.

Your price point, neighborhood, condition, competition, and timing can create a very different market from the one happening just a few miles away.

The Richmond market isn’t one market. And right now, the details matter more than the headline.

Before you fall in love with the house, look beyond the property lines.

When buying a home, most people research the house, the neighborhood, the schools, and maybe the commute.

But there’s another step that’s easy to overlook:

Check what may be planned around it.

County planning and development websites can provide valuable information about proposed road projects, rezonings, new developments, commercial projects, transportation improvements, and other changes that could affect an area in the years ahead.

And don’t stop with the county website.

Drive the surrounding roads. Look at nearby parcels. Search for rezoning signs. Review planning commission and board documents when something nearby catches your attention. Ask questions about vacant land and future development.

Not every proposed project will ultimately be built, and plans can change. But knowing what’s being discussed can help you make a much more informed decision before you buy.

Because when you purchase a home, you’re not just buying the house.

You’re buying into the future of the area around it.

A little research before you buy can prevent some very big surprises later.
