Buying a home? You’ve probably heard the term title insurance — but what does it actually cover?

Title insurance helps protect against certain problems with the ownership history of a property, like an undiscovered lien, an error in public records, or someone later claiming they had an ownership interest in the home.

Unlike most insurance, it’s generally a one-time cost at closing rather than something you pay every month.

The goal is simple: make sure that when you buy the property, you actually receive the ownership rights you’re expecting.

🌿 **Milwaukee Walk Series: Milwaukee River Greenway**

Welcome back to the Milwaukee Walk Series! This week I’m exploring the Milwaukee River Greenway — a great place to get outside and experience a quieter, more natural side of the city.

With wooded trails, views of the Milwaukee River and plenty of space to walk, run or just slow down for a while, it’s easy to forget you’re still right in Milwaukee.

One of my favorite things about Milwaukee is how quickly you can go from city neighborhoods to places like this.

When shopping for a mortgage, the lowest interest rate isn’t always the best deal.

A lower rate may come with points or additional upfront costs, and depending on how long you plan to own the home, paying those extra costs may or may not make sense.

When comparing lenders, look beyond just the rate. Compare the closing costs, lender fees, monthly payment, and how long it takes you to break even.

The best loan isn’t necessarily the one with the lowest rate — it’s the one that makes the most sense for your situation.

Welcome back to the Milwaukee Walk Series! This week I’m at American Family Field, home of the Milwaukee Brewers — although plenty of Milwaukee locals will probably always call it Miller Park.

From the Famous Racing Sausages and retractable roof to tailgating before the game, Brewers baseball has become a summer tradition for generations of Wisconsinites.

Buying a home? Don’t skip the final walkthrough.

This is your last chance before closing to make sure the home is still in the condition you agreed to purchase it in.

You’ll want to check that agreed-upon repairs were completed, anything that was supposed to stay with the property is still there, and that nothing significant has changed since your inspection.

It’s not a second home inspection — it’s simply your final opportunity to make sure everything looks the way it should before you close.

One of the biggest milestones after an offer is accepted is the home inspection. But what actually happens?
