🏡 Real Estate Knowledge Wednesday: What Actually Happens During the Closing Process?

One of the biggest sources of anxiety for buyers (especially first-time buyers) is simply not knowing what happens between an accepted offer and getting the keys.

Here’s a simplified breakdown of the typical closing process:

✅ Offer Accepted
The seller accepts your offer and the property officially goes under contract.

✅ Earnest Money Deposit
The buyer submits earnest money to show they’re serious about the purchase.

✅ Inspection Period
The home inspection takes place and any repairs or credits are negotiated.

✅ Financing & Appraisal
The lender works through final loan approval while the property is appraised.

✅ Title Work & Insurance
The title company verifies ownership history and clears any issues before closing.

✅ Final Walkthrough
Usually completed 24 hours before closing to make sure the home is in the agreed-upon condition.

✅ Closing Day 🎉
Documents are signed, funds are transferred, and the buyer officially gets the keys.

A good agent’s job is to guide you through each step and make the process feel far less overwhelming than it sounds.

One of the biggest questions people ask is: “Does it make more sense to rent or buy right now?”

The honest answer is — it depends on your goals, finances, lifestyle, and timeline.

Renting can offer:
• flexibility
• lower maintenance responsibility
• lower upfront costs

Buying can offer:
• long-term equity growth
• more stability over time
• the ability to personalize your home
• potential tax advantages

A lot of people assume they need a huge down payment or perfect timing to buy, but that’s not always true. On the flip side, homeownership also comes with maintenance, repairs, and additional responsibilities that renters don’t have to think about.

One thing I've really enjoyed lately is exploring Milwaukee on the scooter after work.

It slows the city down in a weirdly good way.

You notice neighborhoods differently, notice architecture differently, and end up finding places you'd normally drive right past.

The Third Ward and riverwalk are especially hard to beat on a nice evening.

Milwaukee really shines this time of year.

One of the reasons duplexes are so popular in Milwaukee is because they can help people get started with real estate ownership while lowering their monthly housing costs.

A lot of buyers don’t realize that owner-occupying a duplex can allow you to:
• offset your mortgage with rental income
• build equity over time
• gain landlord experience on a smaller scale
• potentially qualify with lower down payment options

Milwaukee has a long history of duplex neighborhoods, which makes it a unique market compared to many other cities.

Of course, duplex ownership also comes with responsibilities — maintenance, tenants, budgeting, and long-term planning all matter.

But for the right person, it can be a powerful way to build stability and long-term wealth.
