Only 11 states are left where average rent is still higher than the estimated monthly mortgage payment.

That doesn’t mean buying is automatically cheaper in those places. It does mean the usual “renting is the cheaper option” story is getting weaker in a small group of states. In much of the country, the monthly payment to buy has already moved above rent. These 11 are the exceptions.

Also, this is based on statewide averages and an estimated mortgage payment, not every city, neighborhood, or personal situation. Taxes, insurance, maintenance, and the down payment hurdle still matter a lot. So this is not a “go buy a house tomorrow” map. It’s more of a snapshot showing how distorted the housing market has become.

The purple states are Connecticut, Vermont, Wisconsin, Illinois, Pennsylvania, Missouri, Indiana, Mississippi, Michigan, Ohio, and Iowa.
