My biggest pet peeve is , when my sellers home goes under contract with a buyer, the MLS requires the listing agent to change the MLS status to Option Pending which essentially removes the home off the market . Keep in mind the buyer has a 7-10 Termination option time which means the buyer can TERMINATE for any reason within 7-10 days and receive their Deposit back . This happens more then you think , in my opinion this gives the sellers home a black-eye when it comes back on the market with potential buyers and agents . My position is the listing agent shouldn't have to change the MLS status until the buyers Termination Option is up ! THE MLS RULES ARE PROTECTING THE BUYERS ONLY AND NEVER THE SELLERS ... This rule needs to change now !

To all the Sellers, who currently have their house on the market or you were thinking about putting your house on the market, I wanna let you know it is now a buyers market houses are sitting longer. Prices are coming down and buyers are waiting, so it is critical that you price your house competitively put the time in to get the house ready for showing conditions and hiring the right agent with the right marketing platform.. you’re going to need to be patient in this market because houses are not selling as quick as they used to .
