🏡 Mobile County Market Trends – July 2025 🏡

If you’ve been wondering what’s happening in the Mobile housing market, here’s the scoop. 📢

We’re still in a seller’s market with just 3.66 months of inventory— While inventory is inching up slightly, demand is still out pacing supply.

🔹Prices dipped slightly, with the median sold price now at $237,500 (down 3.42% from last month).

🔹27 days on market, which is 2 days quicker than last month.

🔹Sellers are getting about 97.3% of their asking price, which is down just a bit.

🔹Fewer homes sold in July (275), but active listings are up slightly to 973.

💡 What does this mean?
Homes are still selling quickly, and sellers maintain the advantage due to low inventory. However, the slight dip in prices and list-to-sale price ratios may signal that buyers have a little more negotiating power than in previous months. This could be a good time for buyers to act before competition heats up again in the fall!
