We haven't seen this high of active 'inventory' (houses on the market) since 2022. When I was first licensed, it was normal for 100-120 active listings in Monroe at any given time but since 2012, the number had been creeping down to where the "new normal" was 20-30. Last year (2024), we sold between 21 - 39 houses per month. This year, we are running fairly comparable at 22 - 37 per month (YTD). Last year though, we had less houses on the market. What does this mean for today's seller? Price, patience, and wisdom are the keys to today's selling market.

My Real Estate Minute:

In the Sky Valley, Snohomish to Skykomish, the Highway 2 corridor:

Jan 2010 - Dec 2015, the $200k - $250k price range had the largest quantity of houses sold (quantity: 929 | total sold: 5,198).
Compare that with Jan 2015 - Dec 2019 was $350k - $400k (quantity: 808 | total sold: 7,905).
Then the last five years, Jan 2020 - Current was $500k - $515k (quantity: 715 | total sold: 6,799).
In 2024, $1m - $1.5m was the largest quantity (quantity: 139 | total sold: 985).
Year-to-date 2025, the range $1m - $1.5m still stands as the largest quantity of homes (quantity: 84 | total sold: 554).

Real Estate continues to be a great way to build personal wealth.
