š” Want to buy your next home and rent out the one youāre in now? You may be able to close on the new home before you find a tenant.
Fannie Mae updated how lenders document rent from a current home you plan to turn into a rental. Instead of using a lease to establish that income, we can look at supported market rent, including rental comparisons. That could take a big timing headache out of your move. (selling-guide.fanniemae.comā ļæ¼)
Hereās the part I want you to know: the numbers still have to work. Fannie Mae uses 75% of the supported rent, then compares it with your current homeās full payment. The rent can help offset that payment, but any shortfall still counts when you qualify. If youāre new to managing rentals, reserve funds may be required too. (selling-guide.fanniemae.comā ļæ¼)
So before you rush to sell your homeāor scramble to sign a tenantāletās run the numbers. You may have another option.
Realtors, have a buyer who wants to keep their current home? Send them my way early so we can map out the move. š©·
