This Montgomery home has 2 brand new HVAC units, 2 tankless water heaters and spray foam insulation, TONS of space.

Square footage is the first thing people get excited about and the second thing they worry about, usually about 10 minutes later when the math on the power bill starts. This one is 4,012 square feet. I can't tell you what it costs to run, because I haven't seen a bill on it, and I'd rather say that than guess. What I can tell you is what's in it: 2 HVAC systems instead of 1, 2 or more tankless water heaters, foam insulation, natural gas, low-E double pane windows, and a 240V EV charging outlet in the garage.

2 of the 3 systems were recently replaced. I'd still ask when. 🔧

You'll spend way more of your life knowing your kids as grown adults than you ever will knowing them as kids. If you're lucky enough to have 50 years with them, only about 10 of those are the "kid" years. That's 80% of your time with them spent with someone who isn't a kid anymore.

Here's how those 10 years actually break down:

1 summer as a baby
3 summers as a toddler
5 summers as a child
3 summers as a pr***en
6 summers as a teenager

Prattville Alabama just welcomed a military family who spent two nights sleeping in two different airports to get here from Japan. Flights got shuffled, some of their stuff got lost along the way, and by the time he landed Garry and his family had earned the right to be in a rough mood. He wasn't. Walked up with a smile and a handshake like none of it happened.

That's him and me, finally meeting in person after months of video calls and texts across a 15-hour time difference. Garry's at Maxwell now, and he and his family just landed in Prattville. Getting to be part of a military family's landing spot after a trip like that is why I do this. Welcome home, Garry and family.

I've been showing homes around Montgomery, Alabama for years and I still pick up something new about this place every few months. Half of these still get me.

✈️ In 1910, Wilbur Wright opened what the Air Force calls America's first civilian flying school on a cotton plantation just outside Montgomery. That land is part of Maxwell Air Force Base now. If you're PCSing to Maxwell, you're moving to the exact spot where American flight training started.

🐎 Then in 1932, Maxwell Field built stables for 50 horses, because equestrian training was required for aviation cadets. Pilot school with horses. The stables had hot and cold running water.

⚙️ Prattville built cotton gins for the world. By 1860, Daniel Pratt's factories were turning out at least 1,500 a year and shipping them to Russia, Britain, France, Cuba, Mexico, and South America.

🪨 An asteroid slammed into what's now Wetumpka back when the area sat under a shallow sea. The crater is roughly 4 miles across and parts of it are still visible around town. You can drive through it.

⚡ And Montgomery electrified its entire streetcar system in 1886, first city in the country to do it. They called it the Lightning Route. It's a big reason people started living farther out from downtown Montgomery in the first place.

A 4 bedroom home in Montgomery for $365,000, and the kitchen is already done.

8624 Plantation Ridge Rd. 2 baths, 2,300 square feet, all brick.

White shaker cabinets, granite, double oven, farm sink. Hardwood floors and a fireplace in the living room. Formal dining with wainscoting. Walk-in pantry off the laundry room, which is one of those things nobody asks for until they don't have it.

Out back there's a paver patio with a covered section and string lights already run, fenced yard, big trees.

At this price in Montgomery you're usually picking between the square footage or the updates. This one has both.

If you've been looking at new construction but you don't want to wait 8 months on a build, this one's already finished. One owner, 1,446 sq ft, single story, sitting on a level quarter acre.

The kitchen is the middle of everything here. Long island with breakfast bar seating for four, walk-in pantry, white shaker cabinets, double sink. Living, dining and kitchen all open to each other with luxury vinyl plank running through.

It's a split plan, so the owner's suite is on its own side with a walk-in closet and an extended vanity with a built-in seated station. Two more bedrooms and the second full bath sit opposite.

Covered back patio with a finished vinyl ceiling, two-car garage, separate laundry room, blinds already up. Brick front and sides under an architectural shingle roof. HOA runs $750 a year and covers ground keeping.

🚪 Okay, one level. I know that doesn't sound like much in a photo. But if you've ever carried a laundry basket up a flight of stairs at the end of a long day, you already know why people ask me for it.

Swipe through. You won't see a staircase anywhere in this house.

Living and dining run together through the middle, so it feels roomier than 1,827 square feet sounds. All 3 bedrooms sit on the same hall. Some people want that and some people don't. If you're wanting your kids on the far side of the house, this isn't that floor plan, and I'd rather you hear that from me now than figure it out standing in the hallway.

🍳 The kitchen kept its real wood cabinets. You don't find those at this price in Montgomery much anymore. Counter runs long on both sides too.

🔨 Out the sliding door there's a covered patio, then a fenced yard and a brick workshop wired for power. That's the part I'd use.

📍 I got my degree at AUM, about 3 miles from this front door. You're also 1 mile from Eastdale Mall and I-85, 4 from Gunter Annex, 10 from Maxwell.

Metal roof is 7 years old. HVAC and water heater both went in this year.

Moving somewhere new comes with a lot of moving parts, and it's easy to miss the stuff you don't even know to look out for until you're already settled in.

Most of the mistakes I see aren't huge ones either. They're little things that end up costing time, money, or sanity down the road.
