I was born & raised in the midwest in the lovely state of Iowa. I come from a large family with my mother having 13 siblings & my father having 7. Having such a large family to be around really showed strong values & taught me to hold family close by. I graduated from a small town high school & later when to graduate from St Leo University with my Bachelors Degre

e. I lived in Florida for about 13 years & resided in South Florida & enjoyed many memories there & that is where I began my career in Senior Living. Having over 13 years of knowledge in Senior housing has now allowed me to truly understand the real estate market in other ways. I understand how any change in life can be a huge decision also tough for everyone. Senior Housing has taught me to listen & hear the needs wants & emotion of each client. I left Florida & moved back to Iowa for a while where I started my Real Estate Career. This is also where I met my love & we had our amazing and beautiful daughter. The adventure of having a kid continues to test me everyday & has taught me to truly treasure the day & not let the little things get to me. My family is my life & working hard for them is working hard for you. I understand now what it is like to move cross country with a toddler buy and sell a home and learn to start a new life in a new state. Where I once again decided to get my second Real Estate License. I continued to focus on my skills & I bring to you an understanding of how important this transaction is. WHY ARE PRICE REDUCTIONS INCREASING?

I am seeing a noticeable rise in price reductions across the Charlotte metro market and there are clear, data-backed reasons behind it.( Plus other variables possible )

1. Initial Overpricing
Many listings are entering the market above recent comparable sales (last 90–180 days). When a home is priced outside of current buyer tolerance, showings slow and reductions follow. Also pricing resale against new build pricing ( two different worlds)

2. Market Shift from Peak Conditions
Charlotte is no longer in the same hyper competitive environment of prior years.
• Buyer urgency has stabilized
• Inventory has increased in many submarkets
• Homes are taking longer to sell compared to peak cycles

3. Interest Rate Sensitivity
Even small changes in mortgage rates impact affordability.
As rates fluctuate, buyer purchasing power adjusts immediately, shrinking the qualified buyer pool for higher priced homes.

4. Days on Market = Leverage Shift
Homes sitting longer signal to buyers:

Listing a property requires strategy and real data it’s not as simple as using a Zestimate or tax value. Those numbers don’t reflect your home’s condition, upgrades, or current buyer demand. Pricing off inaccurate data can lead to sitting on the market, price reductions, and lost value. A strong listing is built on real comps and market trends, which is where a Realtor provides the guidance needed to price it right from day one.

Zestimates = Algorithm Guessing
Zillow isn’t walking through the home.
• It uses automated data & public records
Doesn’t account for:
• Condition (updated vs outdated)
• Layout / functionality
• Upgrades (kitchen, bath, flooring, etc)
• Smells, damage, deferred maintenance
• Can be WAY off depending on neighborhood variability

Tax Assessed Value = Not Market Value
This number is created by the county not the market.
• Based on mass appraisal models
• Updated on a set schedule (not real-time)
• Designed for tax purposes, not selling
• Often lags behind current market trends
