I have to share a moment from this week that made me so happy.

One of my 1st-time homebuyer clients just got selected in the Affordable Housing program in Davidson, and when I say this was hard-earned… I mean it!

We had submitted three offers on three different Davidson townhomes over time. Each one required entering the lottery. Each time we hoped. Each time we waited.

And each time… her name wasn’t drawn.

Here’s the part that tells you everything about her determination.

She had been renting in the city close to her job. When her lease came up, she made a really big decision. Instead of renewing or going month-to-month for convenience, she moved all the way to her grandmother's home in Mooresville, just so she could position herself logistically to be ready the moment another Affordable Housing opportunity came up in Davidson.

Her commute doubled.
Every day.

But she did it anyway because she believed the opportunity would come.

And this week… it did!!!!!

Her name was drawn by lottery

Watching someone work hard for a homeownership opportunity and finally get the call is one of the best parts of what I do. I could not be more excited for her.

Sometimes the path to homeownership isn’t quick or easy, but when it happens, it’s pretty special. 🥰

It’s a question I’m hearing more often: “What happens to home prices if we enter a recession?”

So I dug into the numbers — and here’s what history shows:

🏠 Home prices went UP in 4 of the last 6 U.S. recessions.
Yes, UP. The two exceptions?
→ The early 1990s (a mild dip in some areas)
→ The 2008 housing crash (a very unique set of circumstances)

📉 Mortgage rates went DOWN in all 6 of those recessions.
Recessions often lead to lower interest rates — and that can actually make buying more affordable.

Here’s why today’s market is not a repeat of 2008:
✅ High levels of homeowner equity
✅ Stricter lending standards
✅ No flood of distressed properties

Bottom line:
A recession doesn’t automatically mean a housing crash.
