Here are 3 hidden costs you need to budget for before you start shopping:

1️⃣ Closing Costs (2% to 5% of the loan amount): This is the big one. It covers lender fees, underwriting, appraisal fees, title insurance, and recording fees. On a $400,000 home, this can easily be an extra $8,000 to $20,000 due at closing!
2️⃣ Property Taxes & Homeowners Insurance Pre-paids: Lenders typically require you to fund an escrow account at closing. This means putting down several months of property taxes and homeowners insurance upfront so they can pay those bills on your behalf later.
3️⃣ The Home Inspection ($400 - $700+): This is a cost you pay during the contract period, not at closing. While optional, it is non-negotiable if you want to protect your investment. It ensures you know exactly what is going on with the foundation, roof, and major systems before you officially sign on the dotted line.

The Golden Rule for Home Buyers:
