Hi real estate friends! I have a question, I am noticing a practice in our area of entering already-sold listings into the MLS. Is this common here? I have submitted a complaint to the MLS board, but I am not getting a quick response. In Charlotte, where I practiced previously, this was highly regulated and enforced. So I am surprised to see this violation is overlooked here? Even though rules state is should not be? This is skewing days on market and list to sales price ratios and threatening the integrity of the system.🤔
Take for example this listing in Mt Lebanon that just "closed" as active MLS listing:
Listed at 9:48PM on 3/3/26 for $499,000
Under agreement at 7:28AM for 3/4/26 for $499,000
CLOSED at 10:52AM on 3/10/26 for $499,000
A SIX day closing in Allegheny County with Jordan Tax releasing lien letters? FOUR business days?
Listed at 9:48PM after lock box hours and sold at 7:32AM before lock box hours? How was it ever shown to buyer? Everyone else okay with this? Are your buyers okay with this? And this isn't the only one... there are quite a few. If its an off market sale (because we all know that this is), then it should not be entered into the MLS. What are your thoughts?
