‼️ PSA - I really hope that all Realtors work the same & this person gets the same answer with another agent.
As of 8/2024, Buyer Agency Contracts are Mandatory.
If we show a home without having one in place, we are fined. This form also ensures my fiduciary to you.
In addition, I hope all agents are requiring Proof of Funds prior to seeing a house. For a myriad of reasons ….
It shows the agent you can afford the house and what type of loan you will be getting. This info is needed for the sales agreement when we write an offer.
If you’re an agent making a seller get excited about a showing that the buyer can’t afford, shame on you. And if the seller has to leave with kids in tow for the showing, double shame on you.
Obtaining a preapproval also provides a safety barrier that a lender has run the buyer’s credit report and has verified them. I will not meet some random person off the internet and meet them at a house.
I will meet a potential buyer at my office to complete our consult. This is a non negotiable for me.
