If you’ve ever seen a farmhouse on a few acres in Tennessee and thought, “that’s the dream”… you’re not alone.

We’ve had that same thought.

And in this video, we wanted to show you what it actually took for us to get there. Not as a blueprint, and definitely not as a standard you have to match, but just as a real example you can learn from.

Because the truth is, everyone’s version of the “Tennessee dream” looks a little different.

For us, it started with a piece of land that meant something personally. We ended up purchasing it at auction, knowing it was going to need significant work. From there, it turned into a full renovation, an addition, and a longer-term plan that we’re still working through today.

Along the way, we had some advantages. Clark is a contractor, so we were able to manage and complete a lot of the work ourselves. But even with that, there were still unexpected costs, timeline delays, and plenty of decisions that added up over time.

The land. The renovation. The equipment. The maintenance. The upgrades you didn’t plan for but decide you want anyway. It all becomes part of the picture. And if you’re not thinking about those things upfront, it can catch you off guard pretty quickly.

This process gave us something that feels like ours. Space, privacy, and a home we’ve shaped over time. And that’s why we wanted to share it, so you can start to picture what your version of this might look like.

There are a lot of ways to get there.

If you’ve ever looked at a farmhouse in Tennessee and thought, “that’s the dream”… you’re probably also wondering what it actually takes to get there.

This is a quick breakdown of our experience building that kind of lifestyle. From buying land at auction, to renovating the home, to all the little costs that don’t always get talked about.

We didn’t just factor in the purchase price. There were renovation costs, equipment for maintaining the land, ongoing upkeep, and even extra land purchases to get the level of privacy we wanted. 

And even with a background in construction, there were still things we had to plan for along the way like building in a contingency budget and phasing out projects over time.

The takeaway isn’t that this is the “right” way to do it.

It’s just one example of what it can look like.

Because the Tennessee dream is real...it just looks a little different for everyone.

Family compounds are one of the most common questions we get from people moving to Middle Tennessee.

And the answer is usually:

Land, zoning, septic approvals, utilities, and even driveway access all play a role in whether a property can actually support multiple homes.
