September 2026 housing-industry research and reporting indicates that 6 of the 10 markets with the strongest multifamily rent growth are in the Midwest. Reported Midwest cap rates have compressed by roughly 40 basis points to about 5.8%, while several Sun Belt markets work through oversupply. Chicago-area suburban rental assets are also drawing outside institutional equity.

Important context: these are regional aggregates (not MLS, county, or brokerage data) and they are not a reading on any single Western Suburbs property.

The strategic lesson? Don’t import Sun Belt underwriting assumptions into a Midwest hold. Aggressive rent growth, rapid appreciation, and easy exits are not a plan. 📊

Imagine comparing two small multifamily purchases:
