Especially here in Southwest Florida, two homes with the exact same price can have VERY different monthly costs.

Before making an offer, my buyers and I are looking at:

✔️ HOA fees + assessments
✔️ Roof, A/C, plumbing, electrical & other big-ticket items

Sometimes the $425K house can actually make more financial sense than the $400K house.

Went for a walk this morning in the beautiful mountain air and came across this little patch of wildflowers. 🌼
